1. SOLICITORS PRACTICE - 100% FUNDINGThe Question: Could we assist a firm of solicitors to fund the re-location of their practice to new offices? The Proposal: We were approached by an expanding firm of solicitors in West London to assist them to purchase a new office building for their practice. The new offices in question were in need of considerable refurbishment and our client required 100% funding to complete the purchase of the new property and then 100% funding to carry out the refurbishment work that was required to make the offices habitable. The Requirement: Our clients required a total facility of £170,000 The Solution: Having received the clients instructions we commenced our negotiations with a number of our lending principals. The key point was to find a lender who was prepared assist in raising the 100% funding that was required for both the purchase and development. We were able to negotiate a deal on this basis and an offer letter was issued which enabled the client to proceed. The Benefits: The benefits to our client were primarily the ability to raise 100% funding on the total project costs. This was ideal for their purposes and meant that the cash flow of the business was not affected by the need to inject a cash contribution. | ||||
